The 1,551-acre Glendale Megasite in Hardin County is strategically located in central Kentucky, 47 miles south of Louisville and 125 miles north of Nashville, Tennessee.


This site became an official CSX Megasite certified by McCallum Sweeney Consulting in April, 2010 after meeting the following criteria:
  • Site must be a minimum of 1,500 contiguous acres.

  • Site must have the ability to be served by CSX Transportation Company. Preference is direct service by this Class I rail company; however, short line service is acceptable via CSX. Multicarrier accessibility is desired, but not required.

  • Site ownership must be documented (parcel numbers, parcel sizes, owner names); and site must be available for sale.

  • Site must be located adjacent to an interstate or 4-lane divided highway.

  • Site must be zoned for industrial use (where applicable), or a letter of willingness to consider rezoning must accompany the application.

  • Natural gas infrastructure must be in place at the site, or a plan for extending service to the site must be provided (including easements, schedule, and cost).

  • Water infrastructure must be in place at the site, or a plan for extending service to the site must be provided (including easements, schedule, and cost). Site must be served by a water system with an excess capacity of at least 1,500,000 gpd.

  • Wastewater infrastructure must be in place at the site; or a plan for extending service to the site must be provided (including easements, schedule, and cost). Site must be served by a wastewater system with an excess capacity of at least 1,500,000 gpd.

  • Developable acreage must be located outside the FEMA 100-year floodplain.

  • Site must be at least 2 miles from mining operations.

  • Site must have a Phase I Environmental Audit completed. If Phase I recommends a Phase II Audit, then Phase II must be completed. If Phase II recommended mitigation, then it must be completed or plans for completion clearly demonstrated.

  • Site must have a geotechnical assessment completed.

  • Site must have wetlands delineation completed. Developable acreage must be free of wetlands, or have a mitigation plan achievable within 90 days.

  • Site must be free of endangered species and areas of archeological or historical significance, or have a mitigation plan achievable within 90 days.
The twin success factors of location and transportation make Glendale and Hardin County extremely attractive for major industry location. The close proximity to principal north-south, east-west highway connections, including I-65, the Bluegrass Parkway and Western Kentucky Parkway means that 67% of the nation's population is only a day's drive away. The accessibility of rail, air and highway transportation makes this site number one for the distribution of goods to any location, foreign or domestic.

Corporate air service is available 7 miles to the north at Elizabethtown Regional Airport with it's 6,000 ft.-runway and full service FBO. Commercial air service is available just 42 miles to the north at Louisville's International Airport and the UPS Worldwide Hub. A CSX main rail line borders the western edge of this prime industrial site. Advanced telecommunications networks in the area facilitate and readily accommodate local, regional, national and worldwide communications.
